2019 promises more listings, stable prices

The median sales price of single-family homes in the St. Louis area was consistently up again in December, likely fueled by a decrease in new listings, according to figures released last week by the St. Louis Association of Realtors. High demand for the few homes for sale usually fuels price increases, but evidence is mounting that inventory will finally improve in 2019, meaning more affordable choices for home buyers.

$20,000 in free options at Hardesty’s Grand Reserve

“It’s the best time of year to buy a new home!” exclaimed Brett Hardesty, president of Hardesty Homes, which has won numerous Homer Awards given by the Home Builders Association.

Here’s why: The grand opening of Hardesty’s Grand Reserve in Chesterfield was such a success that the highly regarded home builder has extended its fall promotion of $20,000 in free options.

“We have had nine sales since the grand opening,” Hardesty said. “That’s 25% sold, but great lots are still remaining. Buyers are really enjoying the opportunity we provide in making custom changes to the plans, making our designs truly their home.”

Hardesty noted that homes sold now will be ready to enjoy this summer.

Grand Reserve is Hardesty’s newest offering of luxury cottages, conveniently located just off Olive Boulevard and featuring the builder’s popular Cottage Home series with names like Chardonnay, Merlot and Sangria. Homes are priced from the mid-$500’s and range in size from 1,732 to 2,640 square feet.

The Grand Reserve enclave consists of 37 single-family, low-maintenance homes that are loaded with standard luxury features including stone and brick front elevations, landscaping, irrigation systems, security systems, 9- and 11-foot ceilings on most plans, wood flooring in main living areas, granite kitchen countertops, gas fireplaces and more. An in-house designer is available for custom changes. About half of the homesites will accommodate a three-car garage.
